Head of Technical Services

Reports to: Deputy Director – Building Maintenance and Compliance (BMC)

Salary: £40,000 per annum + Car allowance

Hours: 40 p/w

Location: Leeds Office & Travel throughout the UK

Overview

The main thrust of the role is to provide general technical support, advice and oversight to the BMC function and broader support working closely with the COO on commercial technical projects.

The role will require and interest in all technical property subjects and a good general understanding of all trades. This role requires a problem-solving mentality along with a logical and structured approach to the delivery of the works/projects.

The company is anticipated to quadruple in size in the next 3 years. This is the first role of this type to be sought by Myshon and dependant of performance we anticipate creating a Technical Director role in the next 18 months; from which this position is a natural progression.

Specifics

  1. Within the BMC department we offer a basic building surveying service to clients. This encompasses 2 types of building survey which are charged to clients as an additional service. These surveys are ‘Site Audit Pro’ which is a simple survey and ‘Safety Culture iAuditor’ which is a more comprehensive survey. The completion either direct of via the mobile surveying technician will be part of this role as well as the compilation and delivery to the client or COO as appropriate.
  2. Within BMC there is a significant level of requests for works which at times requires multiple quotes. Part of this role will be to review these quotes to ensure that they meet the specified criteria with regard to content. Additionally, there will be a requirement to verify these quotes to ensure that they represent market value. Furthermore, there needs to be technical oversight to ensure that variations in price across the quotes are examined and interrogated and fall within acceptable tolerances. This is to ensure that we are providing value for money for clients and that the quotes stand up to scrutiny.
  3. Low level ad hoc advice will be sought, and this role will be the first stop for advice. (COO support will be available if required) – These requests will be primarily by internal staff in BMC but on occasion also by clients direct and the broader business. The company is going through a programme of supplier cleansing. You would need to be
  4. involved in the selection of new suppliers to ensure that they fall in with the company requirements regarding geographical coverage, competency and accreditation and of course discipline. They would also need to fall in line with the company payment terms – via the Finance department.
  5. The company is building a significant project base, typical with works of £15k – £30k. With the support of the COO this role will encompass the pricing of the works and allocation to subcontractors. Additionally, the management of the project delivery as well as cost and time completion management. This will also encompass liaison with clients with regard to updates on progress and any variations.
  6. Lifecycle appraisal is a growing part of the business. This role will encompass this element of the business. This includes visiting sites and, using a laid down criteria, providing clients with a lifecycle appraisal of their single properties or broader portfolio. Support from the COO will be provided.
  7. Clients employ mobile technicians (Handypersons) across their portfolios. Part of this role will be to quality check the works of the mobile technicians to ensure that the works are as specified and that they have a technical outlet should they have any queries. This will be in liaison with the Deputy Director of BMC who will oversee their works allocation.
  8. Part of the role will be to be involved in the recruitment and selection of any technical based direct employee. Typically, this will be maintenance technicians but as the company expands may include more senior directly employed staff.
  9. We are potential looking at developing a fuller service to clients which may include more professional service including full building surveying and technical drawings. We would also encourage the Head of Technical Services to present any ideas to the CEO/COO where the company could extend the breadth of services to enhance the company’s reputation and increase revenue.

Qualifications and Experience

  • Evidence of continuing professional development appropriate to the level of the role.
  • Evidence of successfully managing property at a senior level and of influencing property related budgets.

Knowledge and Understanding

  • Sound knowledge of building construction, maintenance, regulations, facilities management and technical matters relating to property management.
  • Comprehensive knowledge of health and safety legislation and requirements particularly relating to property matters and its impact on staff and people who use services at our sites.
  • Understanding of all relevant legislation and government initiatives which impact on buildings standards in the social care field.
  • Contract management, budget setting and control and facilities management.

Skills

  • Communicates effectively both orally and in writing.
  • Excellent IT skills and experience of using MS office and Housing databases.
  • Highly organised, able to prioritise and deliver to tight deadlines within a business critical environment.
  • Ability to prioritise own workload and time and concentrate despite frequent interruptions.
  • Drives and holds current driving licence.
